Boiler relocation
Boiler relocation means moving the boiler, with new pipework, a new flue route and sometimes a new condensate drain. It is often done with a new boiler, because the engineer is on site and the heating is off anyway.
Who boiler relocation suits
Suits
- Homes that want the boiler out of a kitchen cupboard
- Kitchen or utility room refits
- Anyone fitting a new boiler in a better place
Good points
- Frees a cupboard or wall
- Cheaper to do alongside a new boiler
- Can shorten a long flue run
Watch out for
- Adds pipework, labour and a day or two
- The new position must suit the flue and the gas supply
What boiler relocation costs
Boiler relocation typically costs £800 (Moving a boiler to a new position in the home), with most jobs between £400 and £1,000. That includes VAT at 20%. Fitting takes 1–2 days on site.

What moves the price of boiler relocation
- How much changes
A like-for-like swap is the cheapest job. Changing type, moving the boiler or re-routing the flue adds pipework, labour and days.
- Where you live
Engineers charge more in London and the South East than in the North and in Scotland, and the regional pages show the difference.
- The boiler itself
Budget ranges cost the least and premium ranges with longer warranties cost the most.
- The state of the system
Old pipes and radiators full of sludge can need a power flush or new valves before an installer will fit a new boiler under warranty.
What a quote for boiler relocation should include
If a quote is missing any of these, ask why before you compare it with another.
- The make, model and output of the new boiler, and the length of the manufacturer warranty
- What the job includes: removing the old boiler, new pipework, the flue, the condensate pipe and making good
- Whether a magnetic filter and a system clean or flush are included, and what it costs if the system needs one
- Whether the engineer is Gas Safe registered, and who registers the installation with the manufacturer
- The days the heating and hot water will be off, and the deposit and payment schedule
- Whether the price includes VAT

Common questions about boiler relocation
Is it cheaper to move a boiler when I replace it?
Usually. The engineer is on site and the system is drained, so moving it adds less than a separate visit would.
How far can a boiler be moved?
It depends on the flue, which has limits on length, and on the gas pipe run. Your installer will check both before they quote.
Does moving the boiler change the warranty?
It should not if a registered installer does the work and registers the boiler. Ask the installer to confirm in writing.
Does the engineer have to be Gas Safe registered?
Yes. Work on a gas boiler has to be done by a Gas Safe registered engineer, and you should check their ID card before they start. Our Gas Safe Register guide shows how.
Is VAT included in the price shown?
Yes. Every price on this site includes VAT. A VAT-registered business normally charges it on boiler work, and an engineer who is not registered does not, so put quotes on the same basis before you compare them.
