Boiler servicing
Boiler servicing is a yearly check by a Gas Safe registered engineer. They inspect and test the boiler, clean what they can reach and tell you if anything needs attention. Many manufacturers ask for one every year before they honour a long warranty.
Who boiler servicing suits
Suits
- Anyone with a gas boiler, once a year
- Owners who want to keep a long manufacturer warranty
- Landlords, who also need a gas safety record
Good points
- Finds small faults before they become breakdowns
- Keeps a long manufacturer warranty valid
- Takes about an hour or two
- Gives you a record of the boiler's condition
Watch out for
- A service does not repair faults, so anything found is quoted separately
- Prices vary with the type of boiler and where you live
What boiler servicing costs
Boiler servicing typically costs £100 (Annual service of a gas combi boiler), with most jobs between £80 and £120. That includes VAT at 20%. Fitting takes 1–2 hours on site.

What moves the price of boiler servicing
- The type of boiler
Gas combi boilers are the cheapest to service. System and regular boilers, oil, LPG and biomass boilers cost more because they take longer or need extra work.
- Where you live
Engineers charge more in London and the South East than in the North and in Scotland, and the regional pages show the difference.
- Who does it
A local engineer, a manufacturer's own engineer and a large company charge different amounts for the same service. Compare what each one checks, not only the total.
- Plan or one-off
A plan spreads the cost through the year and may include repairs. A one-off visit costs more per visit and covers nothing else.
What a quote for boiler servicing should include
If a quote is missing any of these, ask why before you compare it with another.
- Which checks the service covers, and whether you get a written record
- The make and model of the boiler, and whether the price covers your type of boiler
- What happens if a fault is found: who quotes the repair and whether there is a call-out fee
- Whether the engineer is Gas Safe registered, and the ID card number to check
- Whether the price includes VAT
- Whether the service keeps your manufacturer warranty valid, and who registers it

Common questions about boiler servicing
What does a boiler service include?
A visual inspection, a flue and ventilation check, a gas tightness test, burner pressure and gas rate checks, a heat exchanger inspection, a combustion analysis, safety device tests, an electrical connections check, a system pressure check and cleaning of the parts the engineer can reach. Oil boilers also get a nozzle, soot and filter service.
Does a boiler service cover repairs?
No. A service finds faults but does not include the cost of putting them right. Any repair is quoted separately.
How often should a boiler be serviced?
Once a year. Many manufacturers also ask for a yearly service by an approved engineer before they honour their longest warranties, so a missed service can cost you the cover.
Does the engineer have to be Gas Safe registered?
Yes. Work on a gas boiler has to be done by a Gas Safe registered engineer, and you should check their ID card before they start. Our Gas Safe Register guide shows how.
Is VAT included in the price shown?
Yes. Every price on this site includes VAT. A VAT-registered business normally charges it on boiler work, and an engineer who is not registered does not, so put quotes on the same basis before you compare them.
